Job Description:
1)CONVEYANCING LAWYER
1) To be able to do drafting for SPA and bank loans files for direct purchase with Developer and property sub-sales, JV agreement , PA documents , Novation Agreement , Lease Agreement, Tenancy Agreement etc.
2) To handle Company Purchaser and SME / Business / Commercial Bank Loans
3) Attending to clients, correspondences, preparing status report and other types of work assigned by the firm from time to time;
4) Researching and analysing documents and case law to ensure the accuracy of advice and procedure;
5) Oversee Developers’ project(s), any other matter related to conveyancing.
2) CONVEYANCING CLERK
1)Assist lawyers to prepare and handle all related conveyancing documents if needed;
2) Follow up status with banks, developers, government bodies and related parties;
3) Monitor and follow up closely with all the on-going files with email and correspondence;
4) Prepare relevant forms/ correspondence documents related to Loan files;
5) To monitor loan files from the initial stage till the completion;
6) Handle matters ranging from Developers, Banks, JMB, LHDN, Majlis Perbandaran, Land Office & Banks together with office runner;
7) Ensure to complete any task/ file given within the stipulated time in order to avoid any late penalty;
8) Liaise and maintain a good working relationship with clients, bank officers and property agents.
9) Handling a variety of administrative tasks such data entry, document management, and correspondence.
10) Providing customer service support by responding to enquiries and assisting with general administrative duties.
11) Maintaining and updating office records and databases
12) Performing other administrative duties as assigned to support the team
13) To handle documentations of Property’s Sub-Sale, Bank Loan Documentation, Online Adjudication LHDN Portal, Smartbox Land Office & Presentation, Low Cost, Leasehold & Foreigner Consent and all conveyancing related matters with minimal supervision,
14) Able to do various bank loan for the whole file until completion
15) Able to do subsale bank loan, refinance loan, Perfection of Transfer & Charge, Discharge

Qualifications and Requirements:
1)CONVEYANCING LAWYER
1)Possesses a valid Law Degree and a valid Practicing Certificate;
2) Minimum 2-3 years’ experience in handling mostly sub-sale SPA / project & Loan Documentation.
3) Good working knowledge of Microsoft Office.
4) Committed, self-motivated, responsible, able to work independently with minimum supervision and complete given task ;
5) Proficient in Bahasa Malaysia and English;
6) Good in time management and able to meet tight deadline;
7) Organize and systematic in handling file;
8) Professional and responsive to client’s question;
9) Preferably 1-2 years of Conveyancing Experience after chambering;

1.Experience in Perfection, preferably 1 – 2 years in the related field
2. Computer literate, e.g. Microsoft Word, Excel and familiar with the e-filing system.
3. Diligent, hardworking, self-motivated, and proactive in approach to tasks.
4. Being able to commence work as soon as possible will be an added advantage.
5. Familiar with bank, land office, LHDN requirements and procedure
6. Hardworking, meticulous, punctual, and able to work independently with minimum supervision
